Over the years, our team has helped many clients reach their property goals. The most rewarding stories are when we get to combine our eye for interior design, a bit of elbow grease, and some staging magic to help our clients receive a substantial return on their property. Below is one of our most recent success stories working with a four-time repeat client selling their ranch home.

Preparing for the next phase in their lives, the owners of 9035 NE Sacramento St came to us to sell the last of their investment properties in Portland, OR. Located in a quiet neighborhood just minutes away from scenic Rocky Butte, their Ranch-style home had great mid-century bones but needed a little TLC to make it market-ready. Our listing agent John McClain and design expert/listing project manager Jennifer Valencia performed an in-person walkthrough. They compiled a list of recommendations to boost the home’s list price from an estimated $375,000 to $399,900. The sellers had worked with us before and had first-hand experience with our recommendations resulting in profits, so they happily moved forward with our preparation list.

What was updated?

Our recommendations focused on quick refreshes that would bring the home’s finishes to the 21st century.

The preparation list included:
– Fresh interior paint.
– Updating the kitchen and office cabinetry with new paint and hardware.
– New vinyl flooring in the office and kitchen.
– New light fixtures.
– Landscaping cleanup.
– Staging.

Our design expert gave detailed recommendations on paint colors, hardware finishes, and lighting fixtures that would appeal to a mass market of buyers and provide the home with a modern edge. The sellers agreed to all of our recommendations and used a mix of their contractor, our recommended landscaper, and their DIY abilities to prepare the property for listing. The scope of work took just over a month to complete, and in early October, the home was ready to hit the market.

The house went live on a Friday, received multiple offers, and was under contract by Monday. It sold for $421,000, $21,100 above the list price! In the end, our sellers’ approximate $10,000 investment left them with a return of $46,000 over the original suggested list price. Our sellers moved out of state and couldn’t be happier with the results they received from working with our team on the sale of their investment properties and personal residence.
