We’ve also provided a number of quick links to helpful tools and resources to help you prepare. The Selling Process Assess your home's equity and identify any nonnegotiables like your timeframe, home improvement budget, and minimum sales price. 01 02 03 DETERMINING YOUR GOALS PREPARING YOUR HOME HITTING THE MARKET We’ll guide you through the process to identify the most cost-effective home improvements and enlist the help of reputable contractors to complete the work. We'll implement your custom tailored marketing and pricing strategy to ensure your home is seen by all potential buyers. The Selling Process Once your property hits the market, we'll schedule showings for potential buyers to tour your home. You've accepted an offer! An escrow account will be setup with your title insurance company and typically your buyer will have 3 days to deposit their earnest money. 04 05 06 SHOWING WITH BUYERS RECIEVE & COMPARE OFFERS PENDING SALE As offers come in, we'll keep you informed and work to leverage those offers to achieve the best outcome for you. A deadline will be set for you to make a decision. The Selling Process We'll guide you through inspection preparation and negotiate any repair requests from the buyer, prioritizing your best interests. An appraisal will be ordered by the buyer's lender to ensure that the sales price and value of the house are in line. Further negotiations may be necessary if the property does not appraise at value. 07 08 09 INSPECTIONS & NEGOTIATIONS REPAIRS APPRAISAL We'll provide bids and help you schedule any agreed upon repairs. Once repairs are complete, inspection contingencies between the buyer and seller are removed. The Selling Process After final loan documents arrive at the title company, your escrow officer will schedule your signing appointment (typically 1-2 days prior to closing) where you'll hand over your keys. The buyer's lender will instruct the title company to disperse funds for your home. Once all paperwork is approved and signed, your sale proceeds will be wired into your bank account minus any closing costs. 10 11 12 CLOSING ACTIVITIES YOUR HOME IS SOLD! FUNDING & RECORDING Congratulations, you've sold your home! We'll be available to help with any assistance you need in your transition to a new property.
