Over the years, our team has helped a multitude of clients reach their property goals through minor home remodel and inexpensive cosmetic upgrades. The most rewarding stories are when we get to combine our eye for interior design, a bit of elbow grease, and some staging magic to help our clients receive a substantial return on their property. Below is one of those remodel success stories!

Our broker Carol introduced the owner of 7115 SW 52nd to our listing team. The owner lived out of state, but her brother was Carol’s neighbor and he was helping his sister sell her longtime Maplewood rental. Our team toured the property and followed up with a list of updates for the seller to consider. Depending on what she moved forward with, we estimated her list price to be between $299,900- $324,900.

What was renovated?

Over the course of a couple of months, the seller enlisted a mix of hers and our contractors to complete the project. Much of the work was done directly by her brother. In the end, they completed the majority of our recommendations including new flooring, painting, light fixture upgrades, landscaping, and staging. The total cost of the upgrades, including staging the home, was approximately $5,000.

Thanks to the owner’s cosmetic upgrades, we felt confident in listing the home at $324,900. The home went live on a Friday, received multiple offers over the weekend, and was under contract by Monday. It ultimately sold for $362,500, 11% above listing price. Our client’s investment allowed for a higher listing price and resulted in competitive offers among buyers leaving her with a return of $57,600. In the end she described the experience as “painless” and praised our team for their “excellent communication skills” which allowed the sale to “proceed seamlessly”.
